Summary of a typical scope of services for a domestic dwelling design and project management:

Initial Design & Feasibility
Work will usually begin with Site and Brief analysis. The project’s ultimate success depends on a detailed brief and an accurate description of the requirements with regard to quality cost and time. It is our aim to analyse the site in the context of its advantages and constraints and respond to these conditions to create a building that is uniquely suited to the site.

Sketch Design
Following consideration of the initial design and further to the client’s instructions Boyce Architects will analyse further requirements, hold discussions with the clients to finalise the brief and schedule of accommodation.

Scheme Design/Planning
Following consideration of the sketch design and further instructions we will further analyses the requirements. Involve other consultants where appropriate. We will communicate with the planning authority, the environmental authority, building control and incorporate their comments where appropriate into a developed sketch design for consideration.

Following agreement on the design and content we will complete a set of documents sufficient to seek planning permission for the project and will arrange for the lodgement of the application. We can also provide information for an approved Q.S. to prepare cost estimates.

Tender Design
Following consideration of the approved design I will complete a detailed set of drawings and documentation sufficient to enable builders to tender for construction. Following a successful tender procurement and tender analysis a building contractor is usually appointed.

Construction/Completion
Contract administration will involve producing a full set of construction drawing and documentation. Providing an agreed periodic inspection of works, attending and supervising site meetings with the client and design team. The scope of works will be produced before commencement of the project, where all duties are assigned and specified.
